LOCATION:  DOMINICAN REPUBLIC, LA
ROMANA, LA CALETA 🇩🇴

The investment is £59k GBP
with monthly returns of £ 983.00 as a minimum guaranteed.

This opertunity is only available to one person, couple or company (I only have one hotel to finish !)

The land for this hotel building project was purchased just over 18 months ago.
It was secured, walled and gated in 2020.

Work on the build commenced in January 2021 for an eight-month period, personaly supervised by myself.
Some of the pictures you will have seen in this advertisement.

The entire facility’s and infrastructures has been installed, main build, bar and upper terrace including power, wastewater, septic-tank, inspection traps etc.

The project requires finishing, furnishing, swimming pool, instalations to make operational for income generation and this is exactly what the capital is for.

A valuation has been undertaken on the build by square metre completed, independent of the land valuation.

The buildings and external amenities have been calculated at 15 million Dominican pesos, which equates to just over 190K GBP at the current exchange rate.

The land is valued separately at 1.5 Dominican million pesos which equates to an additional 19K GBP.

Total potential sale value as buildings, pool and land is the equivalent to 209K GBP .

It should be noted that property and land value in this area has been increasing at 7% and above per annum.

It should also be noted that the value of the property increases significantly when sold as an ongoing business.

The current valuation is only based on build and land not as a bussines.

I require an investor/partner (hands on or silent) to inject 59K GBP for the completion and furnishing of the project to make it operational which can be achieved in 12 to 16 weeks.

UPON COMPLETION:
WHAT DOES THE INVESTOR/PARTNER RECEIVE �`:

In fact prior to completion `you` the partner/investor, would be joint owner of the hotel construction and land with myself as owner shareholders of the Ltd company that owns the land and build.

All profits will be split 60/40 and paid on a monthly or quarterly basis (to be agreed) but with a guarenteed minimum of 20% of monetary investment to be paid to you (£983.00 monthly)

You should ask how is it possible to guarentee a minimum of 20% or £983 monthly, because would have to outlaw more than 4 times this investment amount in the UK to obtain a similar return .

The numbers are confirmed as follows:

A worst case scenario for this area and hotels are an average of 55% occupancy throughout the year, dealing with local and international clients.
Statisticas however indicate higher.

Therefore, at an average of £35 per night per room, the minimum return on accommodation only would be: 

7 bedrooms at £35 x 55% of one year:
(7×35×55%×365) = £49,184.00 which equates to £4099.00 monthly.

Therefore paying (£983.00 monthly) the guaranteed 20% on the investment is not an issue.
HOWEVER.... the investor (with a 40% share of £4,099.00 which is calculated as the minimum average monthly return on accommodation only) would receive on average £1,640.00 monthly, equating to £19,670.00 annually pre overheads increasing when occupancy exceeds 55%.

This equates to a �`� 33.34% �`� annual return on the initial investment based on accommodation only in the first year alone.

In addition to the profit share, your capital is safe in bricks and mortar as a 50% shareholder of the Ltd Company owning the hotel, which also almost doubles your investment value from day one.

This is a LIFE-CHANGING opportunity should you wish to live and work in the sun (retire to the Caribbean) . If not then simply to have a guaranteed safe overseas investment that far exceeds anything on offer in the UK.

It should be noted that I am British (with sole ownership and controle of the project) I have huge experience of Dominican life, language, culture and the leasure industry and bilingual which helps �`�
This is my retirement project where I will personaly live and work.
It is only because of the pandemic that I was unable to complete the project alone 🤦

All aspects of the build follow legal regulations. 
This applies to the  land, construction permits, duties paid, deeds, Dominican architect and  building inspectors, etc.

In order to comply with all legalities and going forward the following procedure would be followed:

Once you have completed all of your due diligence, an agreement would be drawn up and signed by both parties in the UK in front of a public notary confirming the investment.

Upon both parties signing the agreed agreement a 10% deposit would be payable to secure the process.

NO further monies would be payable utill the property and land were fully registered in joint names via the formation of a new limited company (SRL) in the Dominican Republic.
This process can take 4 to 6 weeks (All points here incorporated in the first agreement)

After this the balance outstanding of £53,100 may be paid in 5 instalments during the proceeding 4 months as this is only required to complete the finishing and furnishing of the project.

• This will be finished to the highest standard and contain all the necessities amenities for guests to enjoy their stay.

• All accommodation apps and sites e.g. booking , Trivago, etc, as well as local marketing will be employed including social media sites to market the property.

• All is fully regulated and compliant with the local council, tourism authorities and passed for safety with the approval on completion of all the building work including all necessary approvals and licences.

It is my intention to return to the Dominican Republic April 2022 if possible to progress the project and to oversee formation of the limited company required for the business.
